Private clients and smaller developments

Transport planning for commercial yards and open storage.

Access, HGV movements, parking and servicing advice for commercial yards, open storage sites and small industrial premises.

A yard’s transport effects depend on what moves through it. We establish the operating envelope, test the access and explain the likely traffic rather than relying on a broad description of storage use.

01

Define how the yard would operate

We establish the materials or goods stored, vehicle types, daily movements, staff, hours and seasonal peaks. A vehicle movement is one arrival or one departure; that definition is made clear in the assessment.

For flexible uses, the range of activities needs a realistic upper case. If the proposal only works within a particular operating limit, that limit must be discussed with the planning adviser and reflected in the application.

02

Check the whole delivery route

The gate is only one part of the route. We review junctions, narrow sections, passing opportunities, visibility and sensitive locations along the approach. Swept path analysis tests whether the agreed design vehicles can enter, turn and leave.

The layout should accommodate waiting, loading and staff parking without routinely queuing across the highway or requiring unsafe manoeuvres.

  • Servicing and operating management advice
03

Evidence for the application or an objection response

We scope surveys and assess the change from the existing use. A small yard may need a focused note; a more intensive operation can require wider junction or environmental inputs.

Where traffic information is needed for noise or air quality, we agree the assessment periods and vehicle classifications with those specialists. Transport evidence does not replace their assessments.

04

Your brief and our fee

Send a site plan, the intended use, vehicle schedule, operating hours, access photographs and any restrictions or highway comments. We will identify the report and design checks needed for the next decision.

We confirm the deliverables, information needed, programme and fee before starting. Survey costs, third party charges and additional design or consultation are identified in the scope. We do not promise a council decision date or an approval.
